Tell Veronica

Operational advisory for real estate. Strategy, systems, and crisis — because every system has a tell, and ignoring yours is expensive.

I'll help you find it, and turn it into gold.

Fourteen years inside real estate operations. From a single building to a national portfolio, from leasing to senior leadership. I find the constraints, the bottlenecks, and the feedback your team hasn't been able to say out loud. Advisory for developers, operators, and the people building community.

About

Everything I know, I learned in an apartment building.

Fourteen years in real estate operations. Ten of them at one of the most prolific vertically integrated operators in the country — LIHTC, workforce, Class-A luxury, lease-up, all of it. A career that took me from leasing to senior leadership and through every kind of community four walls and a lease can build.

Cleveland roots that run all the way down on one side of my family, circus folk and desert wanderers on the other. Those threads have been weaving together my whole life, and they land here. I know who I am. I know this city. And I know that Tell Veronica is the work I was always walking toward.

Every system has a tell.

Some I read the way a card player reads the table — know when to hold, know when to fold, and always know what the other side isn't saying. Some I read the way a medium reads a room, the way a translator reads an original text. Most of the time I can't explain how I know. I just know.

When I walk into an operation, I find what's out of place before the meeting ends. That's not a brag, it's the job description. Once it's found, I don't spend weeks untangling what can be cut through in an afternoon.

Fear doesn't get a vote.

I don't flinch at hard conversations. I don't flinch at crisis. I face the thing, I let it pass through me, and I look at what's left standing. That's usually where the truth lives. Fear is expensive. Most companies pay more for it than they pay me.

Who I work with.

Developers and operators who want their operations sharper. Mid-sized companies scaling past the systems that got them here. Small businesses who assumed this kind of help wasn't for them. Sacred places — churches, community centers, nonprofits keeping people whole — at rates that respect the work. Women building something of their own. Anyone who wants reality to be a little better tomorrow than it is today.

I don't need to agree with you to help you. I'll tell you the truth even when it's uncomfortable. I'll show up for your people the way I'd show up for my own.

Every system has a tell. I'll help you find it, and turn it into gold.

Experience

Fourteen years of real work, in real buildings, with real people.

Crisis & recovery

Pandemic response at scale.

Led crisis communications for a national multifamily portfolio through COVID-19 — translating shifting municipal, state, and national guidance into clear, human language for residents and teams across a dozen states.

Ransomware recovery.

When a company-wide cyber incident took our systems offline — servers, shared drives, phones, printers, property gates — I helped lead the operational response. Paper lease packets shipped to every property so teams could keep signing leases. The company didn't pay the ransom. We cobbled the work together by hand until IT brought everything back, weeks later.

Systems & operations

SOPs that lived, breathed, and scaled.

Overhauled a living SOP library that held the institutional knowledge of a national property management division. Added a corporate layer for regional teams, then led a process improvement project to rebuild it again — this time with AI search and a custom copilot agent. The rollout wasn't just email: focus groups, regional meetings, and real conversations about why the changes mattered.

Budget planning, portfolio-wide.

Led the company-wide annual budget process for a 30,000-unit national portfolio — coordinating accounting, asset management, business solutions, portfolio leaders, and other support departments through a synchronized cycle of windows, forecasts, and historical benchmarks.

Leadership

Teams that held through the hardest years.

Built and led multi-state operational teams through turnover, restructuring, and post-crisis rebuild. Kept the lights on, the people steady, and the work moving.

A nationally recognized internship program.

Helped lead and mentor through an internship program with national recognition — hiring, training, and connecting interns with the people and roles that would help them grow. Most stayed.

Community & events

National events, built and delivered.

Planned and delivered company-wide events and leadership gatherings, sourcing sponsorships from vendor partners and building the kind of relationships that made their investment feel worthwhile. Sat on and advised panels, internal and external.

Impact Day and the women who built it.

Helped start and scale Impact Day, our annual volunteer initiative, from our home office to our San Antonio region — coordinating supplies, projects, and nonprofit partners. Longtime member of the Women's Inclusion Network, supporting the hiring, promotion, and community engagement of women across the company.

Services

What I do, and how we work together.

Operational audit.

Scoped to your business. From a two-week diagnostic of a single property to a multi-month engagement across a portfolio — sized to what the work actually requires.

Crisis advisory.

On call when the wheels come off. Pandemics, breaches, turnover, disasters, the quieter emergencies that never make the news. Fourteen years of real-world reps.

Systems build.

SOPs, workflows, the things that stick. Operational scaffolding your team will actually use, built with AI where it earns its place and a systems-thinking lens throughout.

Speaking & programming.

Keynotes, panels, and leadership sessions on operations, crisis, systems thinking, and the human side of managing through hard things.

The Circle

A gathering place for women building something of their own.

Mentorship, networking, and AI learning cohorts for the ones already doing the work and the ones just starting to. Community-oriented, members-led.

More coming soon.
